Before Buying a Residential Plot in South-West Delhi: A Practical Checklist

Illustrative view of land, not a verified listing

Buying a residential plot is about more than choosing a location and comparing prices. In places across South-West Delhi, two plots a short distance apart can have different documentation, planning, access and financing circumstances. Treat every plot as an individual property requiring independent checks.

1. Identify the exact plot and the person entitled to sell it

Ask for the precise location and boundaries, seller details and the documents that explain how the seller obtained their interest. Do not rely solely on a broker’s description or a location pin. Where the seller is acting for another person or entity, ask how their authority to sell is documented.

2. Review the ownership chain and encumbrances

Have an independent property lawyer review the relevant title chain, registrations, claims, mortgages, restrictions, pending disputes and any other matters that could affect transfer. A photocopy or informal assurance is not a substitute for verification through appropriate official records.

3. Check land use and subdivision permissions

A plot advertised as residential is not automatically approved for residential construction. Investigate applicable planning controls, the property’s land classification, authorised subdivision/layout where applicable, building permissions and the approvals required for your intended use. A nearby road or development does not prove that a specific plot is regularised or buildable.

4. Walk the property and verify access

Inspect boundaries, approach roads, width and legal access, drainage, utilities, surrounding uses and any structures on or near the site. Compare physical dimensions and access with the documents reviewed by your legal and technical advisers.

5. Discuss financing before relying on a loan

Conventional home-loan eligibility depends on the actual property, its documents, lender policy and the applicant. Ask a lender to assess the specific plot before agreeing to deadlines that depend on finance. If using savings or other own funds, use documented, lawful payment channels and retain the payment trail.

6. Confirm all costs and written terms

Check the total agreed consideration, lawful taxes, registration and stamp charges, documented brokerage or service fees, payment milestones, possession timing and what happens if verification reveals a problem. Have your lawyer review the proposed documents before paying a significant advance.

7. Don’t confuse a locality guide with a live listing

Area descriptions—including Qutub Vihar, Goyla Dairy, Najafgarh or Chhawla—offer geographic context only. Availability, seller authority and any representation about a particular plot need to be confirmed separately.
